The Real Risk for Lakeside Waterfront Isn't a Low Lake. It's a High One.

Drive along the west shore of Flathead Lake this month and you will see it at almost exactly the level everyone pictures when they picture Flathead Lake. As of August 14, 2026, the USGS gauge at Polson had the lake sitting at 2,893.04 feet, a hair over the 2,893-foot mark that counts as full pool in summer. Docks float. Boats clear rocks. Everything a buyer wants to see on a showing is right there in front of them.

That same full lake told a very different story six months earlier, and almost nobody touring a property in August would know to ask about it.

The lake is not natural. It is operated.

Flathead Lake's level is not weather doing whatever it wants. It is managed to a schedule by Energy Keepers Inc., the tribally owned company that runs the Séliš Ksanka Qĺispé Dam at the lake's southern end near Polson. The company draws the lake down every winter and refills it every spring under a 1965 Memorandum of Understanding with the U.S. Army Corps of Engineers, with a target of roughly 2,883 to 2,884 feet by mid-April, about ten feet below the summer full pool of 2,893 feet. That drawdown exists for flood control, but it does something else for lakefront owners almost as a side effect: it beaches most docks well above the waterline for the coldest months, out of reach of ice.

That is the version of winter every Flathead Lake buyer has learned to expect. It is also, as of this past winter, no longer something you can count on.

What actually happened in December

In early December 2025, a category-5 atmospheric river dumped near-record precipitation across the Pacific Northwest. The U.S. Army Corps of Engineers responded with a directive to dam managers across the Columbia River system: hold water, don't release it. Energy Keepers followed that instruction at the SKQ Dam, and Flathead Lake filled to capacity by the end of the month, along with nearly every other reservoir in the basin. By January 1, 2026, the lake sat just 0.2 inches below full pool, when it is normally five to six feet lower at that point in the year.

The lake stayed unusually high straight through January and into February, right through the stretch when it is normally low enough that docks and ice never meet.

That is exactly the collision that hit Jeremy Newell's property in Lakeside. Newell had been counting on the structure being high and dry by early February, as it usually is once the lake drops from its summertime high toward its springtime low. Instead, he watched a slurry of ice encase the dock's legs in late January while the lake sat around 2,891 feet, more than five feet above the seasonal norm for that time of year and only two feet below full pool.

"If you get a foot-thick ice, which does happen, it could tear these docks right up," Newell told the Daily Inter Lake in February.

Tyler Cochran, operations manager at Dock Masters, a Polson-based dock construction company, confirmed this isn't how the season is supposed to work. Usually, he said, the water sits low enough that docks aren't affected by ice at all.

Why this matters more in some spots than others

Not every foot of Flathead Lake shoreline carries the same exposure, and this is where the story gets useful for someone actually comparing properties rather than just following the news.

The stretch of shoreline near West Shore State Park, six miles south of Lakeside, is glacially carved rock, steep enough that the water off the dock drops away quickly. Montana Fish, Wildlife and Parks notes that the deep water off that shore is typically ice-free through the winter months, which is part of why the park can offer a deep-water boat launch nearly year-round. A dock sitting in that kind of depth is naturally less likely to get trapped the way a dock in shallower, flatter frontage would.

Other stretches of Lakeside's shoreline sit lower and shallower, the kind of frontage where a few extra feet of unexpected winter water turns into a genuine ice hazard rather than a curiosity. Two properties can carry identical price tags, identical square footage of frontage, and identical listing photos taken on a calm August afternoon, and still face completely different odds of a repeat of what happened to Newell's dock.

That difference does not show up in a comparison of price per foot. It shows up in the slope of the lake bottom and the design of the dock itself, neither of which a listing sheet is built to disclose.

What this means if you're comparing Lakeside properties

A few questions worth asking before you commit to a specific piece of Lakeside shoreline, rather than assuming all "waterfront" carries the same winter behavior:

  • How steep is the drop-off at this specific dock, and is the water typically deep enough here to resist freezing solid in an unusual winter?
  • What is the dock's construction, fixed pilings versus a floating system, and how has it performed in past high-water winters, not just this year's?
  • Has the seller or a neighbor had any dock or boat lift damage in recent years, including the 2023 low-water season and this past winter's high-water reversal?
  • If modifications to the dock are part of your plans, note that shoreline work close to the water in this area typically requires a Lakeshore Protection Permit, since anything within 20 feet of the full pool line falls under that requirement.

None of this shows up in a median price. Lakeside's average home value stood at $830,207 as of late February 2026 according to Zillow's Home Value Index, and homes that sold in the twelve months leading into mid-2026 carried a median sale price of $856,000 per Homes.com's sales data. Those numbers describe what the market pays. They say nothing about which of those homes has a dock built for a lake that occasionally refuses to follow its own schedule.

What this means going forward

Energy Keepers CEO Brian Lipscomb called the December 2025 event unprecedented in his own operating history, telling the Daily Inter Lake that a spring-caliber storm hitting the basin in December had never happened before. As of early January 2026, Energy Keepers still expected the lake to work its way back down toward its normal seasonal low near 2,883 feet by mid-April, and by mid-August the lake had followed a familiar spring and summer refill back to just above full pool. But the target and the outcome in between are two different things. A schedule built around ten feet of predictable winter drawdown just proved it can be overridden by a single storm, and any dock built on the assumption of a dry winter now carries a small but real chance of meeting ice it was never designed for.

Does a high winter lake mean I should avoid buying waterfront in Lakeside? No. It means the shoreline's physical character and the dock's engineering matter more than they used to when the lake could be counted on to drop low and stay there every winter. A steep, deep-water lot near features like West Shore State Park carries different exposure than a shallow, flat stretch of frontage, even at the same price point.

How would I actually find out if a specific dock has had ice damage before? Ask the seller directly about the 2025-2026 winter and the 2023 low-water season, since those are the two recent events that stressed dock structures in opposite ways. A contractor familiar with the immediate stretch of shoreline, such as a local dock builder, can usually speak to how that specific section of lake bottom behaves.

Is the lake level publicly tracked, so I can check conditions myself? Yes. The USGS maintains a continuous gauge at Polson that reports the lake's elevation in near real time, and Energy Keepers posts its own seasonal forecasts and updates as conditions change.
